Perrine Saint Martin, originally from Bretagne in France, chose to settle in Valencia, where she has successfully blended her French roots with everyday Spanish life. Passionate about real estate, she seized multiple opportunities to establish herself in the field. This drive led her to co-found BuenApart with Tristan Guillonneau, creating a project rooted in their commitment to quality and personalized service.

With a methodical and detail-oriented approach, Perrine ensures that no aspect is overlooked, leveraging her experience to guarantee a smooth purchasing process for her clients.

She also assists clients with renovation projects, supervising every step to transform a property into the perfect fit for their expectations.

Empathetic and attentive, Perrine takes great pleasure in discovering her clients’ projects and finding the ideal properties for them, combining her sense of service, renovation expertise, and passion for her profession.

Tristan Guillonneau is a seasoned professional with a diverse and extensive background. Originally from Seine-et-Marne in France, he developed leadership and management skills as a tennis coach at his local club. These years of dedication to sports instilled essential qualities such as reactivity, determination, perseverance, and an innate ability to anticipate needs.

At 28, Tristan decided to shift his professional focus. Driven by a thirst for new challenges and a deep interest in real estate, he settled in Valencia, Spain—a city whose lifestyle, authenticity, and cultural richness he greatly values. By founding BuenApart, he has been able to apply his adaptability and in-depth knowledge of the Spanish real estate market, which he understands inside and out.

Under his leadership, BuenApart stands out for its personalized support and genuine client relationships. Tristan is known for his anticipation skills, precision, and unwavering commitment to each real estate project. We have a physical real estate agency in Valencia, in the Monteolivete neighborhood, located just south of Ruzafa.
We mainly work by appointment so that we can dedicate the necessary time to each client, but you are of course welcome to stop by the agency directly.
Our team is available during the hours indicated on our Google Business profile, which we keep regularly updated.

We provide a full real estate support service.
We act as a real estate agency for property sales and rentals, and we also offer a property finder (buyer’s agent) service. We support our clients throughout the entire process: project preparation, property search, viewings, negotiation, and follow-up until completion.
When the client is not locally present, we can also manage additional services such as property cleaning, lock changes, scheduling appointments with various professionals, or coordinating technical and administrative procedures.
If required, legal support can also be arranged.

Every purchase is subject to thorough checks, carried out at several levels: with a notary clerk, with a lawyer, and internally, based on our more than eight years of experience assisting buyers in Spain. These checks are essential, as the Spanish legal framework offers fewer automatic protections than in France. Our role is to anticipate risks and secure the transaction.

We do not require any upfront payment to start a search.
Our fees are set at 3% of the property price (excluding taxes), and 2% on the portion of the price exceeding €500,000.
Fees are payable only in the event of success, once the property has been found.

This timeframe depends on the type of property sought, its availability on the market, and the flexibility of the search criteria.

If no property matches the project, two options are available:

  • adjust the search criteria,
  • or end the search if you no longer wish to proceed with a purchase.

As no upfront payment is required, no costs are incurred.
