Spain has no single national licence for estate agents, which is precisely what worries foreign buyers. The Valencia Region closed that gap in 2022: to practise here, an agency must now be listed on an official register, and that listing is conditional on a qualifying exam or equivalent studies and on professional civil liability insurance. It is a real authorisation to practise, not a directory entry. Here are five things you can check about BuenApart without taking our word for it.

Check three things. First, registration on the official register: as there is no single national licence in Spain, the Valencia Region created the RAICV through decree 98/2022, the register of property intermediation agents, compulsory since October 2022. Being listed requires a qualifying exam or equivalent studies and professional civil liability insurance, so it is a genuine authorisation to practise. The register is public and free, so anyone can consult it. BuenApart is listed under number RAICV 5950. Second, the existence of a physical address and a real presence on the ground all year round, not just a phone number. Third, public reviews hosted somewhere other than the agency’s own website, such as a Google listing, which the agency cannot moderate.
Yes, and that is the case for a good share of our files. The process: live filmed viewings so you can ask your questions in real time, obtaining the NIE and opening the Spanish bank account, then signing at the notary by power of attorney. So you can become an owner in Valencia without taking a single day off. Most of our clients still come to visit once, for comfort rather than obligation.
On our files, two to three months usually pass between the accepted offer and the signing of the deed at the notary. The reservation contract and then the deposit contract come in the first weeks; the remaining time is used for legal checks and putting the financing in place. Finding the property itself depends entirely on your criteria.
It is strongly recommended in Spain, where the notary does not carry out the same verification role as in some other countries. At BuenApart, the lawyer and the notary’s clerk are part of the ecosystem: nota simple, debts attached to the property, community charges and planning situation are all checked before you sign anything.
Yes. The video testimonials were filmed in Valencia with real clients, unscripted and with no rewriting of what they said. They are in French and hosted publicly on YouTube, where comments remain open. For reviews we have no control over at all, the agency’s Google listing remains the best reference.
Yes. The whole process is handled in your language, including documents translated and explained line by line. It is the point our clients mention most often: understanding exactly what they are signing. We operate in Valencia and within roughly an hour of the city.
You pay nothing. No deposit is asked for to start a search, and on a sale the valuation is free: fees are only due on the day of signing at the notary. If we do not find your property, or if yours does not sell, the whole thing costs you nothing.
