Selling and buying are two different jobs, and we do them differently. So they have two separate fee scales. In both cases we handle everything from the first conversation to the day you get the keys, and fees are only ever due on success. Every amount on this page is quoted before tax.

Spain has no regulated agency fees. On a sale, commission usually sits between 3% and 6% of the price before tax. On a search, what matters is less the rate than the terms attached to it. Here is where we stand, in both jobs.

How much does BuenApart charge to sell a property in Valencia?

Our selling fees are 2% of the property price up to €500,000, then 1.5% on the share above that, with a minimum fee of €4,500 before tax. On a €300,000 sale that comes to €6,000 before tax. On an €800,000 sale, €14,500 before tax.

How much does a buyer’s agent cost at BuenApart?

Our buyer’s agent fees are 3% of the purchase price before tax up to €500,000, then 2% on the share above, with a minimum fee of €4,500 before tax. No retainer is required to start the search and fees are only due if you buy.

Why two different fee scales?

Because they are two different jobs. On a sale we market a property: valuation, photography and video, exposure, viewings, negotiation. On a search we work for the buyer: sourcing including off-market, legal and technical checks, negotiation against the seller, then financing, renovation and letting. The two scales are separate and never both apply to the same client.

What is the usual estate agency commission in Spain?

Agency commission in Spain generally sits between 3% and 6% of the sale price before tax, with 21% IVA added on top. Nothing is regulated: every agency sets its own fees.

Is BuenApart cheaper than other agencies in Valencia?

On selling, yes: our scale is 2% up to €500,000 and 1.5% on the share above, where the Spanish market charges 3 to 6%. On a €500,000 sale our fee is €10,000 before tax against €15,000 to €30,000 at market rates. On buying, our 3% is the market rate, but with no retainer, no sign-up fee and without ever representing the seller across the table from you.

Who pays the agency fees in Spain, the buyer or the seller?

On a sale the fees are paid by the seller, who signs the mandate. On a tailored search the buyer pays the buyer’s agent who defends their interests.

Is there anything to pay if nothing comes of it?

No, in either case. On a sale the valuation is free and fees are only taken on the day of completion. On a search nothing is required to get started and you only pay if you buy.

Is VAT included in your fees?

No. Every amount is quoted before tax. Spanish IVA at 21% is added on top, as it is with every estate agency in Spain.

Are your fees the same if I live abroad?

Yes, the scales are identical. Handling everything remotely, power of attorney, notary coordination and non-resident tax support are all included, at no extra cost.
