On Spanish property portals, the listed price is a “net-to-seller” price. Unlike in France, it almost never includes costs: no taxes, no notary, no agency. Before buying in the Valencia region, budget for an envelope of costs on top of the price — often around 10–13%.
Transfer tax (ITP): the biggest cost
For a resale home (the most common case), the main tax is ITP (Impuesto de Transmisiones Patrimoniales). Here the Valencia region is among the most expensive in Spain, alongside the Balearics: around 10%, reduced to 9% in 2026, with lower rates possible under conditions (young buyers, protected housing, large families…).
ITP applies to resale. For a new-build home the logic changes: you pay VAT (IVA) at 10% plus AJD (stamp duty, about 1.5%).
The other mandatory costs
- Notary: around 1%.
- Land registry and gestoría (administrative handling of the transaction).
- Tax/accounting advice, especially useful for a non-resident (NIE, filings).
Together these typically represent 1–2% of the price.
Agency fees: the real local subtlety
In the province of Valencia, buyer-side agency fees are almost systematic. But note: there is no legal rule. It’s a custom, a “pact” between seller, buyer and the agency marketing the property.
And this custom varies from city to city, even within the Valencia region (from Valencia to Alicante): in Madrid or Barcelona fees are most often paid by the buyer; in Valencia they are more often shared between seller and buyer, with a generally lower percentage. Depending on the town they may be removed or added — which is why it pays to be guided by a trusted local professional.
If you finance with a bank
