Before taking the plunge, one question always comes up: where are prices, and in which neighbourhood? Here is a clear overview of the Valencia property market in 2026, with our advice for buying as well as selling.

The Valencia property market in 2026: where prices stand

In the second quarter of 2026, the average price across the city stands at around €3,200 per square metre. A possible stabilisation is emerging, which is rather good news: the market is regulating itself and needs this stability. Demand nonetheless remains very strong, particularly from foreign buyers, and the average price could keep rising towards €3,500 per square metre.

In the most sought-after neighbourhoods, such as the historic centre, Ruzafa or Pla del Remei, prices already exceed €4,000 per square metre, and up to €5,000 on some streets.

Valencia’s neighbourhoods: which one for which project

Each neighbourhood has its own personality and audience. Ruzafa appeals for its lively, trendy vibe, El Carmen for its historic charm, Pla del Remei and L’Eixample for the high end, El Cabanyal for its proximity to the sea, and the ring around Valencia for houses with outdoor space.

As for good deals, some neighbourhoods remain very attractive. Patraix, right next to the station, benefits from a major project to bury the railway tracks and create a park. Mislata, which is no longer within the municipality of Valencia but sits almost between the airport and the city centre, along with Benicalap, served by the tram, still offer flats between €2,000 and €2,500 per square metre.

Buying in Valencia as a foreigner: the steps

Buying follows a clear path: obtaining the NIE (foreigner identification number), opening a Spanish bank account, financing, then signing at the notary. French-speaking support avoids the traps of language and procedure.

Selling in Valencia: at the right price, at the right time
