Buying in Spain vs France
Reservation
In Spain, you pay between €500 and €3,000 to formalize an offer. This amount locks the property while the seller considers it. If the offer is declined, it is refunded in full.
10% deposit
At the signing of the sale agreement (« Las ARRAS »), the buyer pays 10% of the price. Unlike France, this amount goes directly to the owner, not to the notary. A contract review is essential.
Timing
There is no minimum delay in Spain. The transaction can move very fast if documents are ready. We anticipate the paperwork so all pieces are ready before the sale agreement.
