Buying a home you have never seen is a rare decision

A flat in Valencia usually changes hands for somewhere between 200,000 and 400,000 euros. Entrusting that amount to an agency you have only met on a video call, in a country whose language and customs you do not master, takes more than a polished About page.

Half of our buyers do it anyway. They follow viewings on video, ask their questions on WhatsApp, grant a power of attorney at a consulate or before a notary in their own country, and discover the property once the keys are in their hand.

We publish this figure because it can be checked, and because no agency can invent it.

What is counted
Purchases handled by BuenApart where the buyer did not come to Spain before signing at the notary.
Over what period
Since the agency was founded in 2021, across more than 400 clients guided, buyers and sellers together.
What is not counted
Buyers who came once for a grouped viewing, however short. They are counted as having come in person.
The legal framework
The notarised power of attorney, provided for by Spanish law. It authorises a representative to sign the deed on your behalf, and nothing beyond what you write into it.

We work Valencia and an hour around it, not the whole country. The neighbourhoods, the real prices, the notaries, the banks, the tradespeople: we know them because we live here.

Reviews we do not control

5/5 on Google, on a listing we cannot edit and from which we cannot delete a single comment. It is the only proof that counts, precisely because it is beyond our reach.

Our business runs largely without advertising.

Our clients come through recommendation, private messages and word of mouth. A buyer mentions us to their brother, a seller to their neighbour. We tested online advertising: it did not bring us these clients. Word of mouth did.

Nothing exotic and nothing improvised. Every stage is governed by Spanish law, and you keep control at each one.

Framing the project

A call to set out the project, the budget and the financing. We check what is feasible before searching for anything.

The NIE

The Spanish tax identification number, required in order to sign. It is obtained during the search, not before, and can be applied for from your own country.

Viewings on video

We visit for you, camera on, and we show what a listing never shows: the damp, the noise, the stairwell, the neighbours.

The checks

Nota simple, service charges, outstanding debts, compliance. This is where the bad surprises are decided, and this is where we spend the most time.

The arras

The contract that binds both parties, with 10% of the price paid to the seller. The point of no return is here, not at the notary. The contract is reviewed before it is signed.

The power of attorney

Signed before a notary in your own country or at a Spanish consulate. You decide what it authorises, and it is valid for this purchase only.

Signing, and the keys

We sign the deed on your behalf, we collect the keys, we transfer the water, the electricity and the property tax. You discover your home whenever you choose.
