Want to buy a home in Valencia but live abroad and can’t line up viewings on the ground? That is exactly what a buyer’s agent (or property finder) does: they search, shortlist, view and negotiate on your behalf. Here’s how it works and why it’s the ideal solution for buying from abroad with complete peace of mind.
More and more buyers start their project from abroad
Housing is back at the centre of the news in Spain. According to an analysis by El País published on 29 September 2026, Spain’s population has grown by more than three million people since 2015, purchase prices have risen sharply and construction is not keeping up with demand in the most attractive areas. The province of Valencia is one of them: it has gained around 279,000 residents since 2015, an increase of roughly 11%.
Behind these figures lies another, less visible change: the distance between the buyer and the property. Many future owners in Valencia don’t live here yet. They discover a neighbourhood from their home country, talk to us by video call, do a first viewing on video and prepare their file before they even board a plane. A purchase can start several months before the move.
What is a buyer’s agent?
Unlike a traditional agency, which represents the seller, a buyer’s agent works for the buyer. They defend your interests: a precise brief, a targeted search (including off-market properties), viewings, a critical assessment, price negotiation and support right through to signing.
Why use one in Valencia?
- You save time: no more hours spent filtering listings and arranging viewings from abroad.
- You avoid pitfalls: neighbourhood, the property’s real condition, hidden defects, an inflated price, a local professional spots them.
- You access more properties, including those not yet publicly listed.
- You negotiate better, thanks to in-depth knowledge of the Valencia market.
Buying remotely doesn’t mean buying blind
Distance raises a very concrete problem: how do you get an accurate picture of a home without standing in front of the building?
A photo can show a living room without showing the street noise. A listing can state a floor area without describing the surroundings. A map can place a flat without telling you what life in the neighbourhood is like.
That’s why a good remote viewing is more than sending a video. At every viewing we observe, document and explain what the listing leaves out:
- the real condition of the flat and the communal areas;
- the natural light at different times of day and the orientation;
- possible nuisances: noise, bars, building works, traffic;
- transport and shops within walking distance;
- whether the listing matches reality.
The further away the buyer, the more the quality of the information matters. Technology lets us share more, but it doesn’t replace knowing the ground.
How a remote search works
- Defining your project: budget, area, property type, must-have criteria.
- Shortlisting and viewings carried out by the agent, with video/photo reports.
- Negotiation of price and conditions.
- Legal security: checks (nota simple), notary and tax support.
Valencia: an international market, but a very local one
The buyer may live in London, Brussels, Geneva or Montreal. The home they are looking for, however, belongs to a deeply local market: differences between neighbourhoods, how each area is changing, what surrounds a given address, transport, the type of buildings.
You can know exactly which flat you want from a thousand kilometres away and still not know what a particular Valencia street is really like. That is where a buyer’s agent based in the city makes the difference. Buying from abroad: NIE and power of attorney
To buy in Spain you’ll need an NIE (foreigner’s identification number). And if you can’t be present on signing day, a power of attorney lets your representative sign on your behalf. Everything can be handled remotely, in your own language.
Buyer’s agent or traditional estate agent?
A traditional agency sells the properties in its own portfolio; a buyer’s agent searches for yours across the whole market, defending your budget. For a foreign buyer purchasing from abroad, a multilingual buyer’s agent makes the difference between a stressful purchase and a smooth one.
Frequently asked questions
What’s the difference between a buyer’s agent and an estate agent?
A buyer’s agent works for the buyer and searches the whole market; a traditional estate agent represents the seller and offers its own listings.
Can I buy in Valencia without travelling?
Yes. With an NIE and a power of attorney, your buyer’s agent handles the viewings, negotiation and signing for you.
Can I start my search before moving to Valencia?
Yes. Many of our clients prepare their purchase from their home country: defining the project, video viewings, comparing properties and preparing the file, several months before they arrive.
How much does a buyer’s agent cost?
Usually a fee proportional to the purchase price, in exchange for full support and a negotiation that often offsets the cost.
