Selling your property in Valencia
from abroad
Most of our sellers do not live in Spain. Here is exactly how the sale runs when you are thousands of kilometres away, which documents are needed and what the Spanish tax office withholds.
Can I sell my property in Valencia from abroad?
Yes, entirely. Through a power of attorney we handle photography, viewings, negotiation and the signing at the notary on your behalf. You need not set foot in Spain until you choose to.
How do I sign the power of attorney from abroad?
Two routes, and the first is simpler:
- At a Spanish consulate in your country of residence. The document is Spanish from the outset, so no translation and no legalisation are required.
- Before a notary where you live, followed by a Hague apostille and a sworn translation before it can be used in Spain.
Either way you need a NIE, the Spanish tax identification number. We send you the exact wording to have signed, drafted with our notary, so that no necessary power is missing on the day of the deed.
What is the 3% retention when a non-resident sells?
When the seller is a non-resident, the buyer withholds 3% of the sale price and pays it directly to the Spanish tax agency as an advance on capital gains tax. If the actual tax due is lower, the difference is reclaimed. We prepare this with you before completion.
What are your selling fees?
2% of the property price up to 500,000 EUR, 1.5% on the share above, with a minimum of 4,500 EUR before tax, plus Spanish IVA at 21%. Valuation is free, nothing is payable upfront, and if the property does not sell you pay nothing.
How long does a sale take?
Around two months on average, using an accurate valuation, professional photography and video, and international distribution. The timing depends far more on the asking price than on the market.
What documents should I gather before listing?
The deed, the latest IBI receipt, the energy performance certificate, the community of owners' details and any certificate of outstanding mortgage. Gathering them early is the single biggest factor in a remote sale going smoothly.
How do you value my property?
The valuation is free and based on sales actually completed in the neighbourhood, not on advertised asking prices. We add the condition of the property, its floor, its aspect and current demand. We visit in person to carry it out, including when you are not there.
